The anchor community · Inside the city
Hamilton Mill
Hamilton Mill is the large, established master-planned community at the center of the Mulberry story: roughly 2,200 homes across about 27 smaller neighborhoods, built from the 1990s around a golf course, a community clubhouse, and a commercial Town Center. It is the place the new city grew up around.
This page describes the community's character and amenities in broad, verifiable terms. Specific rules, fees, and membership terms change and are set by the community and the country club themselves, so treat the details here as the map, not the bylaws.
The community
A home town, built on purpose
Hamilton Mill was developed in the 1990s and early 2000s as a resort-style, master- planned community, the kind of place where the houses, the roads, the amenity grounds, and the town center were laid out together rather than one lot at a time. The community markets itself under the motto "A Home Town," and its own association describes it as roughly 2,200 homes in about 27 distinct neighborhoods. By its own count and widely repeated in the community's materials, Hamilton Mill is inside the new City of Mulberry, which is exactly why the city's history and this community's history are the same story at different scales.
The commercial Town Center along the main roadway holds the everyday stops, and the country road network connects the neighborhoods to the wider corridor. The address on mail and maps often reads Dacula, which is the practical postal identity of the area and has no bearing on city limits, HOA, or school attendance, all of which are set by official boundaries.
The amenities
What the community actually has
- A private golf country club. The centerpiece is Hamilton Mill Country Club, a private 18-hole championship course co-designed by professional golfers Fred Couples and Gene Bates, with a large clubhouse, dining, practice facilities, and a pro shop. Country-club membership is separate from the community's homeowners association: one does not automatically buy the other.
- Community pools and aquatics. The community runs two junior-Olympic-sized pools plus a kids' pool with a splash area and waterslide, the summer center of the neighborhood.
- Courts and fields. A large set of lighted tennis courts, pickleball courts, basketball and volleyball courts, playgrounds, sports fields, and walking trails spread across the neighborhoods.
- Fitness and events. A community clubhouse with a fitness center and space for neighborhood events anchors the amenity picture.
Amenity access in a community like this is governed by the association and, for the golf club, by club membership. Pools, courts, and clubhouse access are generally for the community's own residents, and specific rules change, so the association's current materials are the source of truth before you rely on any amenity.
The honest notes
What to keep straight
- Dacula or Buford on the mail is normal. The mailing address does not decide your city, your HOA, or your school; those come from official boundary maps.
- The city line cuts across the area. Some Hamilton Mill-adjacent streets are inside Mulberry, and the wider area around it mixes city and unincorporated Gwinnett. The am I in Mulberry page walks through how to check.
- Schools are by address, not by community name. Hamilton Mill is served through the Mill Creek school cluster as one part of the area's attendance picture, but the boundary for the exact address is the final word. See the schools page.
