Moving to Mulberry is moving into Gwinnett County's newest city, a municipality that deliberately stays small on services. The city itself handles planning and zoning, code enforcement, and stormwater; Gwinnett County keeps running the schools, roads, public safety, parks, and trash. There is no city property tax millage, so your public services are the county's, with a new layer of local planning on top.

Is the address in the city, and does it matter?

Mulberry's boundary follows the area long known as Hamilton Mill and the country roads around it, but it does not follow every property line people assume. Before you commit to an address, check whether it is actually inside the city. The city's official boundary map is the one to trust; mailing addresses, school names, and HOA labels do not tell you.

Inside or out, the difference is modest. Inside the city you get the city's planning, code, and stormwater work; outside, you get unincorporated Gwinnett County and its board of commissioners. Schools, parks, and the county services run the same either way.

If a service question comes up in your first months, the county is the default answer for almost everything, and the city handles the planning and construction side. Both have information desks for the public.

Schools do not change because the city is new

Mulberry has no school district of its own. Every home in the area is served by Gwinnett County Public Schools, and the attendance zones are the ones the district drew before the city existed. The Mulberry area feeding patterns include the Mill Creek, Dacula, and Seckinger high school clusters, and the zone for a specific address is set by the GCPS boundary map, not by the city line.

Getting around

The roads and the rhythm of the area

The area is built around the I-85 corridor, with Braselton Highway running through it and the new feeder roads of the old Hamilton Mill country. Mall of Georgia is one exit away, the downtown streets of Braselton and the Lake Lanier shore are Sunday-drive distance, and most errands people actually run finish within a short car trip.

Mulberry is still a car area. There is no transit inside the city, and the daily pattern for most households is school, work, errands, with the driving distances that go with a spread-out newer suburb.

  • Ask your closing paperwork who provides each utility; the hookups already exist in the newer neighborhoods.
  • Register to vote at your new address with the county elections office; the city holds its own council elections.
  • Introduce yourself to your district council member, the quickest line to anything the new city decides.
