The Mulberry Neighborhoods Overview

The Mulberry area is best understood as one big anchor community, Hamilton Mill, surrounded by the newer subdivisions, country-road neighborhoods, and county parks that fill in the rest of the city and its edges. This page maps that in words: the major communities, their character, and how they relate to each other.

It is an editorial overview, not an official map. Neighborhood names and boundaries here are approximate context; for any official question, the city and county maps are the source of truth.

The anchor

Hamilton Mill: the community the city grew around

Hamilton Mill is the large master-planned community at the center of the area, roughly 2,200 homes in about 27 smaller neighborhoods by the community's own count, built from the 1990s around a golf country club, community pools and courts, and a commercial Town Center. In the geography of the new city, it is the established core, and its neighborhoods read as the older, treed, settled part of the map. The Hamilton Mill community page covers it in depth.

The wider map

Apalachee Farms and the newer ground

Apalachee Farms is another large, established neighborhood in the Dacula-Mulberry area, southwest of Hamilton Mill near the Trophy Club of Apalachee golf course. It is the other well-documented community name in the city's orbit, similar in spirit: a sizeable subdivision built around amenity grounds rather than a single national builder's phase.

The newer subdivisions fill the rest of the picture: the subdivisions built along the Hamilton Mill corridor and the country roads toward Braselton and Dacula over the last two decades, most of them newer-school, family-oriented, and amenity-first, with HOA-run pools and playgrounds as the common thread. Individual subdivision names come and go with each builder's phases, and this guide does not attempt a complete catalog of them.

The countryside between them is what many residents value most: horse farms, hayfields, and quiet two-lane roads that still run between the developments, with Little Mulberry Park, the county's large nature park on the Dacula side, and Duncan Creek Park to the south as the public anchors.

The honest note

What this map is not

This overview describes the well-known communities in general terms and deliberately skips anything that cannot be verified. It is not an official neighborhood list, it does not draw the city line, and it does not rank communities. Whether a specific street is inside Mulberry city limits, which school cluster it feeds, and what an HOA covers are all official-map and official-record questions, answered on the am I in Mulberry and schools pages.

If you are weighing one of these communities against another, the real-estate guide covers the buying questions, and the parks page maps the green spaces.
